Using the site

This site is here to help you learn about Pecan Tree Apartments, see available apartments and contact our leasing team. It is free to use.

The site is not meant for children under 13. To apply for an apartment, you must be at least 18.

Listings, rent and availability

Rent and availability on this site can change at any time, so what you see may already be out of date. Please confirm the details with our leasing team before you make plans.

A listing is not an offer to rent and not a guarantee that an apartment is available, or available at the price shown. Photos, floor plans, sizes and features are for general information, and the apartment you rent may differ.

Every application is subject to our screening criteria, which are published on the Apply page. No rental agreement exists until you and we both sign a lease.

Fair housing and accessibility

Pecan Tree Apartments is an Equal Housing Opportunity provider. We don’t discriminate against anyone because of race, color, religion, sex, national origin, familial status or disability, or on any other basis protected by federal, state or local law.

If you have a disability, you can ask for a reasonable accommodation, which is a change to our rules, policies, practices or services. You can also ask for a reasonable modification, which is a physical change to an apartment or a shared area. To ask, contact our leasing team through the contact page or by mail.

Showings, applications and other websites

Some services linked from this site are run by other companies:

• Booking a showing: AppFolio or Boom, depending on the apartment
• Rental applications and screening, including credit, criminal background and eviction history checks: Boom
• The resident portal, for rent payments and maintenance requests: AppFolio
• Maps: Google Maps

When you use those services, their own terms and privacy policies apply, not these. We don’t control other companies’ websites and aren’t responsible for their content or how they work. A link to another website doesn’t mean we endorse everything on it.

This site itself never collects payment card numbers, bank account numbers or Social Security numbers.

Rules for using the site

Please use the site fairly and lawfully. You agree not to:

• Use the site for anything illegal, harmful or fraudulent
• Scrape or copy the site with bots or other automated tools in a way that slows it down or burdens our systems
• Send spam, advertising or bulk messages through the contact form
• Send messages that are threatening, harassing or knowingly false, or that pretend to be someone else
• Try to get around the site’s security, spam protections or message limits, or try to reach systems or data you’re not allowed to see
• Upload or send viruses or other harmful code

We may block access to the site, or discard messages, when we believe these rules have been broken.

Who owns the content

The text, photos, logos, graphics and design of this site belong to Pecan Tree Apartments or to the people and companies who license them to us. They are protected by copyright and other laws.

You may view and print pages, and share links, for your own personal, non-commercial use, such as sending a listing to a family member. Otherwise, you may not copy, publish, sell or change our content without our written permission.

Some photographs on this site are used under Creative Commons licenses. They are credited in the Photo credits section of this page. Those photos belong to their creators, and their own licenses control how you may reuse them.

Disclaimers

We work to keep this site accurate and running, but we provide it “as is” and “as available.” We don’t promise that it will always be available, error-free, secure or free of viruses, or that every detail on it is complete and current.

To the fullest extent the law allows, we disclaim all warranties, express or implied, including implied warranties of merchantability, fitness for a particular purpose and non-infringement. This means we make no promises about the site beyond what these terms say.

Nothing on this site changes your rights or our duties under your lease or under Texas landlord-tenant law.

Limits on our liability

To the fullest extent the law allows, we and our employees and agents will not be liable for any indirect, incidental, special or consequential damages that come from:

• Using the site, or not being able to use it
• Relying on any information on the site, including rent and availability

Some laws don’t allow these limits, so they may not apply to you. Nothing in these terms limits any liability that cannot be limited under Texas law.

Your responsibility

If you break these terms or misuse the site, and someone makes a claim against us because of it, you agree to defend us and to pay our resulting losses and costs, including reasonable attorney’s fees. This is called indemnity, and it applies to the extent the law allows.

Texas law and where disputes are heard

These terms, and any dispute about them or the site, are governed by the laws of the State of Texas, without regard to its conflict-of-law rules.

To the extent the law allows, any lawsuit about these terms or the site must be filed in the state or federal courts located in Dallas County, Texas, and you agree that those courts may hear it.

Changes to these terms

We may change these terms at any time. When we do, we will post the new version on this page with a new effective date at the top. The changes apply from that date, and if you keep using the site after that, you accept the updated terms.

Other details

• These terms don’t replace your lease. If you are a resident, your lease controls on anything it covers.
• If a court decides that part of these terms can’t be enforced, the rest still applies.
• If we don’t enforce part of these terms right away, we can still enforce it later.
