Applying
How do I apply?
Find an apartment on the availability page and choose Apply. Every adult 18 or older applies, at $40 each. Upload your ID, proof of income and SSN or ITIN from your phone.
What do you look for in an application?
Total gross household income of at least 3x the monthly rent, favorable credit, and no prior evictions or balances owed to previous landlords. Every applicant also has a background check.
How long does a decision take?
Applications are reviewed within 3–5 business days of receiving all your documents. Once approved, you have 7 days to pay your move-in funds and 30 days to move in.
Do you accept Housing Choice Vouchers?
Vouchers (Section 8) may be accepted at the landlord's discretion, case by case, if you meet all screening criteria. If you're approved, you'll be asked for your caseworker's name and contact information.
How many people can live in an apartment?
Up to 2 people per bedroom. Pets don't count toward the limit.
How do I tour an apartment?
Choose Book a tour on any available apartment and pick a time on its calendar, or send the leasing office a message.
Fees and move-in
What do I pay before moving in?
A security deposit of at least one month's rent, which may vary with your credit, plus your first one or two months' rent depending on your move-in date.
What is the resident benefits package?
Every lease includes renters insurance, air filter delivery, positive credit reporting and resident rewards, for $25 a month on top of rent.
Is there a late fee?
Yes. If rent isn't paid within the first 3 days of the month, a late fee of $10 a day applies until it's paid.
Pets
Can I have a pet?
Yes. Cats and dogs are welcome, with a $250 one-time fee per pet and no monthly pet rent.
What if I have an emotional support animal?
The pet fee is waived when you provide valid ESA documentation.
Living here
How do I pay rent?
Online in the resident portal, as a one-time payment or on autopay. On-time payments are reported to the credit bureaus, so paying rent builds your credit.
How do I request maintenance?
Send non-urgent requests through the resident portal so they're tracked. For an urgent repair, call the emergency maintenance line at (817) 587-0382.
What should I do in an emergency?
For fire, a gas leak or a medical emergency, call 911 first. Then call the emergency maintenance line at (817) 587-0382.
How do lease renewals work?
To renew, you need to be current on payments and agree to a new rate, which may be higher or lower depending on the market.
